Rental Fees for Landlords / Owners

Management Fees

  • Initial administration set up fee circa £100; to include arranging the Inventory, EPC and Floorplan if required. Costs payable to our contractor Bournemouth Energy (bournemouthenergy.co.uk)

Non-Managed Fees

  • Non-manage let fee £360 inc VAT or half the first months rent (whichever is the greater) to include arranging the Inventory, EPC and Floorplan if required – costs to payable to our contractor Bournemouth Energy (bournemouthenergy.co.uk)
  • Landlord’s Inspection – £60 inc VAT to include Inspection Report
  • Gas Safety Certificate by Heat Solutions UK £50 (Payable to Heat Solutions UK)
  • Arranging a Gas Safety Certificate £30 inc VAT
  • Arranging contractor general maintenance repairs £60 inc VAT minimum
  • Issue of Section 8 Notices £225 inc VAT
  • Issue of Section 21 notices (non managed) £120 inc VAT
  • Arranging an End of Tenancy clean £60 VAT minimum depending on condition (plus cleaners invoice)
  • Installation of Smoke detectors by Heat Solutions UK £45 (Payable to Heat Solutions UK)
  • Installation of Carbon Monoxide detectors by Heat Solutions UK £45 (Payable to Heat Solutions UK)
  • Installation of Smoke detector & Carbon Monoxide detector by Heat Solutions UK £60 (Payable to Heat Solutions UK)

Combined Fees (Managed / Non-Managed)

  • Tenancy Agreement Renewal £60 inc VAT (payable by The Owner/The Landlord)
  • Project Management (such as property renovations) £300 inc VAT minimum time engaged thereafter @ £110 per hour inc VAT
  • Sale of Property  – In the event of a tenant or prospective tenant or any other person or organisation introduced by The Agent completing the purchase of the property at any time, a commission will be payable by The Owner/The Landlord to The Agent equivalent to one and a half per cent (1.5% ` negotiable) of the selling price plus VAT.

Rental Fees for Tenants

  • £180 inc VAT for single applicants up to £500 PCM
  • £210 inc VAT for single applicants up to £750 PCM
  • £240 inc VAT for single applicants up to £1,000 PCM
  • £270 inc VAT for single applicants over £1,000 PCM

– £54.00 inc VAT per person for each additional applicant thereafter

  • Guarantor Referencing – £60 inc VAT
  • Deposit – Equivalent to a month and half rent
  • First Month’s Rent (all subsequent rent payments to the Landlord)
  • Amendments to Tenancy Agreement (such as additional tenants to the Agreement) to include referencing of additional tenant and re-issue of Tenancy Agreement – £100 including VAT.
